How exactly can you sell my house for 3%?

But what about the Real Estate company I see advertising to sell my home for only 2%?
They are able to offer you such a low commission rate because they are not listing your home for sale on the Consolidated Multiple Listing Service (CMLS). This is the database that most of the realtors in Fairfield County use to list and view homes for sale, and the service that 87% of all home sales take place through. Abstaining from use of this service keeps their costs down because they do not have to pay a CO-brokers fee. But this also severely limits your visibility to the local realtors market. Local realtors will not show your property if they cannot make a commission on it. This will lead to your property sitting on the market for a extended period of time, wasting your time and money.

I received my salesperson license in 1989 and my brokers license in 1991 & a Certified Residential Appraiser's license in 1992. Very few people in the real estate business are brokers and even fewer are certified appraisers.
